7月份中國(guó)房?jī)r(jià)增速降至11個(gè)月來(lái)最低水平

The cost of new housing in China fell into single digit growth and the slowest pace in eleven months in July as both purchasing activity and investment broadly softened.

隨著購(gòu)買活和投資的大幅減緩，7月份中國(guó)新建住宅銷售價(jià)格同比漲幅降至個(gè)位數(shù)，且增速降到11個(gè)月來(lái)最慢速度。

The cost of new housing in 70 major cities rose 9.7 per cent year on year in July, according to a weighted average from Reuters based on data from China’s National Bureau of Statistics.

根據(jù)路透社(Reuters)基于中國(guó)國(guó)家統(tǒng)計(jì)局?jǐn)?shù)據(jù)計(jì)算加權(quán)平均數(shù)顯示，7月份70個(gè)主要城市新建住宅銷售價(jià)格同比上漲9.7%。

The reading marked the eighth straight month of deceleration from a peak of 12.6 per cent in November as well as the slowest rate of growth since August 2016.

該讀數(shù)標(biāo)志了從去年11月12.6%的峰值連續(xù)第8個(gè)月下滑，也是自2016年8月以來(lái)最慢增速。

In year-on-year terms prices rose in every one of the 70 cities surveyed last month, with only Shenzhen notching a pace of growth below 1 per cent. Growth cooled off in a number of top-tier cities as well: Beijing saw a rise of 8.9 per cent (down 1.8 percentage points from June), while prices in Shanghai were up 7.3 per cent (down 1.3 percentage points).

從同比價(jià)格上漲角度分開(kāi)來(lái)看這70個(gè)大中城市在上個(gè)月的增長(zhǎng)情況，只有深圳的增速低于1%。部分一線城市的增長(zhǎng)也出現(xiàn)滑落，北京同比增長(zhǎng)8.9%，比6月份回落1.8個(gè)百分點(diǎn);上海房?jī)r(jià)同比上漲7.3%，比上月滑落1.3個(gè)百分點(diǎn)。

Price growth was also markedly softer in month-on-month terms, with a rise of 0.4 per cent in the weighted average for prices in July ending a three-month streak at 0.7 per cent growth.

從環(huán)比角度來(lái)看價(jià)格增長(zhǎng)也明顯疲軟，7月份加權(quán)平均價(jià)格上漲0.4%，結(jié)束了連續(xù)三個(gè)月0.7%的增長(zhǎng)。

July also saw month-on-month price falls in nine cities, compared to six in June – concentrated largely in major cities including Beijing, Shanghai, Chengdu, Nanjing, Tianjin and Shenzhen. The average fall was slower, however, at 0.2 per cent, compared to June’s drop of 0.3 per cent.

7月份還有9個(gè)城市環(huán)比價(jià)格出現(xiàn)下跌——6月份為6個(gè)城市——主要集中在北京、上海、成都、南京、天津和深圳等主要城市。不過(guò)平均回落速度放緩至0.2%，6月份為0.3%。

The latest price data also tracks with a recent slowdown in investment and purchasing, at least according to official data. In July sales of new housing slowed in both value and volume terms after a brief uptick in June, while the pace of investment growth hit its lowest level in 2017.

這一最新住宅銷售價(jià)格數(shù)據(jù)也跟隨了投資和購(gòu)買在近期的下滑——至少依據(jù)官方數(shù)據(jù)。經(jīng)過(guò)6月份的短暫回升后，7月份新建住宅銷售在價(jià)格和數(shù)量方面均有所放緩，而投資增速降至2017年以來(lái)最低水平。
