7月份中國房價增速降至11個月來最低水平

The cost of new housing in China fell into single digit growth and the slowest pace in eleven months in July as both purchasing activity and investment broadly softened.

隨著購買活和投資的大幅減緩,7月份中國新建住宅銷售價格同比漲幅降至個位數(shù),且增速降到11個月來最慢速度。

The cost of new housing in 70 major cities rose 9.7 per cent year on year in July, according to a weighted average from Reuters based on data from China’s National Bureau of Statistics.

根據(jù)路透社(Reuters)基于中國國家統(tǒng)計局?jǐn)?shù)據(jù)計算加權(quán)平均數(shù)顯示,7月份70個主要城市新建住宅銷售價格同比上漲9.7%。

The reading marked the eighth straight month of deceleration from a peak of 12.6 per cent in November as well as the slowest rate of growth since August 2016.

該讀數(shù)標(biāo)志了從去年11月12.6%的峰值連續(xù)第8個月下滑,也是自2016年8月以來最慢增速。

In year-on-year terms prices rose in every one of the 70 cities surveyed last month, with only Shenzhen notching a pace of growth below 1 per cent. Growth cooled off in a number of top-tier cities as well: Beijing saw a rise of 8.9 per cent (down 1.8 percentage points from June), while prices in Shanghai were up 7.3 per cent (down 1.3 percentage points).

從同比價格上漲角度分開來看這70個大中城市在上個月的增長情況,只有深圳的增速低于1%。部分一線城市的增長也出現(xiàn)滑落,北京同比增長8.9%,比6月份回落1.8個百分點;上海房價同比上漲7.3%,比上月滑落1.3個百分點。

Price growth was also markedly softer in month-on-month terms, with a rise of 0.4 per cent in the weighted average for prices in July ending a three-month streak at 0.7 per cent growth.

從環(huán)比角度來看價格增長也明顯疲軟,7月份加權(quán)平均價格上漲0.4%,結(jié)束了連續(xù)三個月0.7%的增長。

July also saw month-on-month price falls in nine cities, compared to six in June – concentrated largely in major cities including Beijing, Shanghai, Chengdu, Nanjing, Tianjin and Shenzhen. The average fall was slower, however, at 0.2 per cent, compared to June’s drop of 0.3 per cent.

7月份還有9個城市環(huán)比價格出現(xiàn)下跌——6月份為6個城市——主要集中在北京、上海、成都、南京、天津和深圳等主要城市。不過平均回落速度放緩至0.2%,6月份為0.3%。

The latest price data also tracks with a recent slowdown in investment and purchasing, at least according to official data. In July sales of new housing slowed in both value and volume terms after a brief uptick in June, while the pace of investment growth hit its lowest level in 2017.

這一最新住宅銷售價格數(shù)據(jù)也跟隨了投資和購買在近期的下滑——至少依據(jù)官方數(shù)據(jù)。經(jīng)過6月份的短暫回升后,7月份新建住宅銷售在價格和數(shù)量方面均有所放緩,而投資增速降至2017年以來最低水平。
