3億港元:香港豪華公寓天價(jià)入市

香港兩套全新豪華公寓以每套3億港元(合3870萬美元)的創(chuàng)紀(jì)錄價(jià)格入市銷售。目前中國(guó)內(nèi)地經(jīng)濟(jì)和股市的繁榮,提升了對(duì)高端房地產(chǎn)的需求,甚至超過危機(jī)前水平。

Two new luxury flats in Hong Kong have been put on the market for a record HK$300m ($38.7m) each, as the buoyant economy and stock markets on the Chinese mainland lift demand for exclusive properties beyond pre-crisis levels.

新鴻基地產(chǎn)(Sun Hung Kai Properties)為這兩套三層躍層公寓——位于兩棟270米雙子大廈的91至93層——擬定的目標(biāo)售價(jià),要比之前香港的最高紀(jì)錄高出5000萬港元。以市值計(jì)算,新鴻基地產(chǎn)為全球第一大房地產(chǎn)開發(fā)商。

Sun Hung Kai Properties, the world's biggest developer by market value, aims to sell the three-storey apartments – on the 91st to 93rd floors of twin 270m towers – for HK$50m more than the previous record price in Hong Kong.

房地產(chǎn)咨詢機(jī)構(gòu)戴德梁行(DTZ)表示,香港豪華公寓的售價(jià)與一年前雷曼兄弟破產(chǎn)前的峰值相比已經(jīng)上漲了26%,很多香港人對(duì)房地產(chǎn)投資充滿熱情。

Prices for luxury apartments in Hong Kong, where property investment is a passion for many, have risen about 26 per cent since their peak ahead of the collapse of Lehman Brothers a year ago, according to DTZ, a property adviser.

香港房?jī)r(jià)的躍升比其它國(guó)際都市的復(fù)蘇更早。不過,雖然衰退的余溫尚未散盡,隨著經(jīng)濟(jì)前景改善,住宅價(jià)格已經(jīng)開始穩(wěn)定。

The jump in Hong Kong prices is ahead of any recovery in other international cities. But in spite of the hangover from the recession, residential prices have begun to stabilise as the economic outlook has improved.

Prices in London for upmarket properties have risen for five months in a row, gaining more than 6 per cent, although average prices for homes costing more than £1m ($1.6m) are still almost a fifth lower than their peak in March 2008.

There has also been more encouraging housing data from the US, where prices in cities such as New York have climbed in recent months.

據(jù)房地產(chǎn)咨詢機(jī)構(gòu)世邦魏理仕研究(CBRE Research)表示,如果香港這兩套面積4000平方英尺的公寓能夠以報(bào)價(jià)出售——合每平方英尺7.5萬港元——就將打破2008年6月創(chuàng)下的紀(jì)錄,當(dāng)時(shí)有一套5000平方英尺的獨(dú)棟住宅以每平方英尺5.6773萬港元的價(jià)格售出。

If the 4,000 square foot apartments in Hong Kong fetch the asking price – equivalent to HK$75,000 per sq ft – it would break the June 2008 record when a 5,000 sq ft house sold for HK$56,773 per sq ft, according to CBRE Research, the real estate consultancy.

中國(guó)內(nèi)地買家一直是香港房市的重要支撐力量,但如今他們已占到豪華公寓買家的一半。

Mainland Chinese buyers have long been key supporters of the Hong Kong market but they now make up to half the buyers for luxury apartments.

據(jù)香港第6大房地產(chǎn)開發(fā)商信和置業(yè)(Sino Land)表示,在該公司建設(shè)的一個(gè)新樓盤,過去一周售出的10套公寓中,有一半被內(nèi)地買家買下。

In a new project built by Sino Land, Hong Kong's sixth-largest developer, half of the 10 flats sold in the past week were bought by mainlanders, according to the company.
